High Net Worth Interest Roll-Up Mortgage

A mortgage product for HNW individuals, where the interest charged is added (rolled-up) to the mortgage balance each month. Capital and accrued interest is payable at the end of the defined mortgage term.

Eligibility

HNW clients must meet one of the following criteria:

  • Annual net income of no less than £300,000
    OR
  • Net assets of no less than £3,000,000

For joint applications, only one applicant must meet the criteria. However, both applicants will be required to obtain independent legal advice.

HNW status must be evidenced and verified as part of the underwriting process.

Product summary

  • Maximum loan size £12,500,000
  • Minimum loan size £1,000,000
  • No mandatory monthly mortgage repayments
  • Bank Rate Tracker rates only, available on a ‘for term’ basis (with the same product to remain in place for the entirety of the agreed mortgage term)
  • Available for Owner Occupier and Buy to Let properties in England and Wales
  • Maximum term of 10 years for properties valued at £10,000,000 or less
  • Maximum term of 5 years for properties valued above £10,000,000
  • End of term LTV must not exceed 65%
  • By application form only

This product is aimed at HNW individuals who:

  • Hold substantial property wealth or investment assets.
  • Have complex income arrangements, including pensions, investments, trusts, business interests or other non-standard income sources.
  • Require liquidity without selling or disturbing long-term investments.
  • Are considering or undertaking estate planning or family wealth transfer.
  • Need funding for significant personal, property or wealth planning objectives.

Rather than focusing on regular monthly income, affordability will be based on:

  • Overall financial strength
  • Repayment strategy
  • Resilience to changing circumstances
  • The long term effect of rolled up interest over the mortgage term

REPAYMENT STRATEGIES

An evidenced repayment strategy is required. You client's repayment can be made through:

  • Property sale
  • Investment realisation
  • Pension proceeds
  • Other acceptable assets
