Is my client eligible?

This mortgage may be suitable for High Net Worth clients with significant assets who require borrowing and wish to access liquidity without making regular monthly mortgage repayments.

It may be particularly appropriate where wealth is held in property, investments, pensions or business interests and a suitable repayment strategy can be evidenced.

Clients must meet one of the following:

  • Net annual income of no less than: £300,000, or
  • Net assets of no less than: £3,000,000.

For joint applications:

  • Only one applicant needs to meet the High Net Worth requirement, and
  • Both applicants will be required to obtain independent legal advice.
Affordability is assessed by considering the client's overall financial position rather than relying solely on regular earned income. We review factors including:

  • The client's assets and wider wealth profile
  • The proposed repayment strategy
  • The client's ability to withstand changes in financial circumstances
  • The impact of rolled-up interest over the mortgage term

Each case is individually assessed by our specialist underwriting team.

No. The High Net Worth Interest Roll-Up Mortgage is not currently available to Expat clients.

Loan purposes considered

The mortgage can be considered for a variety of purposes, including:

  • Property purchase
  • Refurbishment projects
  • Capital raising and liquidity management
  • Wealth and estate planning.
All applications are individually underwritten and a suitable repayment strategy must be evidenced.

How is the loan repaid?

As no mandatory monthly mortgage repayments are made, the mortgage balance increases over time as interest is added to the loan.

A clearly evidenced repayment strategy is therefore required to demonstrate how the outstanding balance will be repaid at the end of the mortgage term.
Examples of assets that may support a repayment strategy include and are not limited to:

  • Sale of residential or Buy to Let property
  • Investment portfolios
  • Pension funds
  • Business interests (subject to accountant confirmation)
  • Cash deposits.

Other assets may be considered on a case-by-case basis. If you're unsure whether a client's assets are suitable, please speak to your local BDM.

The repayment strategy must be evidenced and sufficient to repay the outstanding mortgage balance, including the rolled-up interest, at the end of the mortgage term.

We will assess the value, accessibility and reliability of the assets being used, alongside the client's wider financial circumstances.

How is the lending structured?

Instead of making monthly mortgage payments, interest is added to the outstanding mortgage balance throughout the term.

The original loan amount and accrued interest are repaid at the end of the mortgage term via the agreed repayment strategy.

Interest is calculated daily and added to the mortgage balance monthly. Once added to the balance, future interest is charged on the increased balance.
Loans are available from £1 million to £12.5 million, subject to underwriting and lending criteria.

Maximum term is:

  • Up to 10 years for properties valued at up to £10 million
  • Up to 5 years for properties valued above £10 million.

Minimum term is:

  • 2 years.
