Minimum Documents You'll Need From Your Client

UK Expat applicants

  • Certified copy of UK passport
  • Certified proof of address (Utility bill, bank statement, credit card statement, driving licence)
  • Copy of any ID card for the applicant's country of residence if one is issued, and a resident's permit / Visa
  • We will also contact the applicant's employer or accountant to confirm the residential address held for them. We will require the employer / accountant email address so we can request this
  • If you have provided face-to-face advice (or, for example, via video), documentation can be Intermediary Certified. Otherwise, certification will need to be done by the applicant's overseas bankers or a lawyer in their country of residence.

Other Expat applicants

  • Applicants are required to provide a UK contact where the Society is able to serve notice regarding the mortgage. This can be a UK Solicitor or close family member in the UK.

All applicants

  • ID documents if the electronic check we carry out on all our applicants fails
  • Three full months most recent consecutive bank statements for all current accounts, to evidence all income and outgoings
  • Bank statements must show the applicant's name, account number, sort code & bank logo.

Property or investment income applicant

  • Two years most recent SA302s (please note for Land & Property income we will deduct finance costs)
  • Up to date statements from the providers showing investment fund values and the type of funds that have been invested in. The statement should clearly show who the account / policy holder is.

Employed applicant

  • Three months' most recent payslips
  • Most recent P60.

Self employed applicant

  • Limited Company / Partnership income: Two years most recent accounts and two years most recent SA302s / Tax Calculations (100% Completed) or Family Building Society Accountant's Certificate
  • Sole Trader: Most recent two years’ SA302s plus Tax Year Overviews if non-HMRC SA302s
  • Accountant's details on the application form.

Applicant is already retired or if the term goes beyond retirement or age 70

  • Most recent Pension Statement or letter from Department for Work and Pensions
  • Most recent annual Pension Statement
  • Most recent P60.

Applicant is renting current home

  • 12 months bank statements showing rent payments.

Applicant already has a mortgage

  • We require proof of mortgage payments. We carry out an electronic credit check on all applicants which usually confirms this. However if this fails, we will need proof. This can be provided from 12 months bank statements, the latest mortgage statements, or a combination. To speed up our underwriting, you can provide these on submission.

Applicant has background BTL(s)

  • Evidence of rent being paid in and mortgage being paid out (bank statements requested above may already cover this)

Applicants with purchase deposits

  • Evidence of deposit in an account held by the applicant(s)
  • For gifted deposits, we require evidence of the funds in a UK account and the giftors details (name, date of birth, relationship to applicants).
