Important information: fixed rate mortgage product withdrawal from midday 4 Sept

Due to significant increases in swap rates, we're temporarily withdrawing all of our fixed rate products from sale. This will take effect from midday tomorrow, 4 September 2026. Our variable rate products, including tracker and discount mortgages, will remain available.

 The deadline for receipt of applications for all withdrawn fixed rate mortgage products is:

• 12pm tomorrow, 4 September 2026

 The fixed rate withdrawal will apply to:

• Purchase applications
• Remortgage applications
• Further advances
• Existing customer product switches*

 *Existing customers who have recently received their upcoming maturity letter and product options remain eligible for withdrawn fixed rate products, up to 28 days from when the letter was issued.

Customers whose maturity letter was issued more than 28 days ago are no longer covered by this guarantee and will lose access to withdrawn products from 12pm tomorrow.

Return of fixed rates

We recognise the importance of fixed rate options and are working to introduce a new range of fixed rate mortgage products as soon as it is operationally possible. We'll let you know as soon as these become available.
