We don’t believe in a ‘one size fits all’ approach, that’s why we offer generous mortgage terms to people approaching or in retirement; up to 95 years old in fact!

How do we help later life borrowers?
 
• We manually underwrite all our mortgages giving more flexibility
• We consider earned income up to the age of 70 and pension income beyond that
• We also accept rental and investment income (we can do this both before and during retirement)
• For Owner Occupier Repayment mortgages, we lend up to the age of 95 at the end of the term
• For Owner Occupier Interest Only and Buy to Let mortgages, we lend up to the age of 89 at the start of the mortgage term 

KEY FEATURES OF OUR LATER LIFE PRODUCTS 
 
Retirement Interest Only Mortgage (RIO)
 
• For clients who want to stay and enjoy their home for a little longer 
• All applicants must be aged 65 or above when the mortgage starts
• Max LTV of 50%
• No end term date (repayment triggered by a specific life event)
• Clients pay monthly payments to cover the interest (no roll up)
• Amount to be repaid when the time comes is the same amount as the loan borrowed.

Retirement Lifestyle Booster Mortgage (RLB)
 
• For clients who have money tied up in their home but want to free up money to enjoy lifes luxuries
• Each month your client will only pay the average interest 
• Monthly advances paid to your client
• Optional lump sum 
• Must be aged 60 to 79
• 10 year term on Interest Only

• Designed for family member to help support each other with affordability 
• Your client can be supported by their childrens income 
• Max LTV for Owner Occupier is 80% and 65% for Buy to Let
