Our JBSP products are designed to allow family members to help a borrower secure a mortgage by adding their income to the affordability assessment, without being named on the property deeds.

OUR JBSP MORTGAGES

The arrangement allows family members to help each other with affordability when applying for a mortgage.

Older borrowers can use the equity in their home to help their children or grandchildren onto, or up, the property ladder. Our same generous terms apply, so supporting borrowers can help their family well into retirement. Alternatively it can be used in reverse so that adult children can use their income to support their parents to enable them to stay in their home for longer.

Benefits of JBSP:

    • Up to four incomes can be used for affordability - one or two borrowers (who will own and occupy the property) can be supported by up to two other family members
    • Clients may be able to borrow up to 90% of the property's value through the mortgage, depending on the Loan to Value (LTV) of your mortgage
    • Increase your client's mortgage affordability and secure a larger loan than they could on their own
    • Even if your client's an older borrower, we offer mortgage terms up to the age of 95, taking various retirement income streams into account to support long-term affordability
    • We can also reverse the traditional JBSP arrangement, so that adult children can help their parents with affordability, allowing them to stay in their home for longer.
    • Supporting family members will not be liable for stamp duty on a second home

     

    This arrangement is suitable for:

    • Parents, grandparents, siblings or aunts/uncles helping adult children buy their first home, step up the property ladder or help with renovations
    • Adult children helping their parents borrow in later life.

    We calculate affordability based on an income multiple of x4.5 for all applicants.

    Maximum LTV and Loan Size

    The maximum LTV is 90% for Owner Occupier and 75% for Buy to Let. Maximum loan size is £1,000,000.

    All of these mortgage products have limited funds available and may be withdrawn at any time. Our mortgages are available to applicants aged 18 and over for properties in England or Wales.
